Who runs on it

VIRANI runs on the Advizr Platform.

Infrastructure isolated to the firm, with custom systems on top.

VIRANI, a real estate firm, runs on the Advizr Platform, on isolated infrastructure: its own repository, database and deployment. Its custom systems run on their own schedule. Every client on the Platform works the same way.

The operating layer

Your property systems at the base. Your portfolio on top.

The Platform runs between the systems your firm already keeps and the systems we build for your buildings, on infrastructure isolated to the firm. Our engineers work alongside.

A real estate firm like yours's operating layer, drawn as four plates pulled apart, from the bottom. Your systems of record. Property management system, Leases and tenant files, Accounting, Email and calendars. Isolated infrastructure. Its own repository, database and deployment. The Advizr Platform. A Chief of Staff and an AI team, the Brain, workflows and approvals. Systems built for your portfolio. Repairs booked and noticed, Renewals sent in order, One report for every owner. Beside the stack, joined to the top two plates by one line: Forward deployed engineers. Set the strategy, build the systems, train your team.

A day on the system

The routine work arrives drafted, and she handles the exceptions.

Five moments from one property manager's Wednesday, each on a real surface of the Platform.

A property manager's Wednesday

  1. 8:00

    Overnight repairs are lined up

Each request is read, a trade is lined up and a notice of entry is drafted for every unit that needs one.

  2. 8:30

    Three notices wait for her

She approves two and holds one to call the tenant first.

  3. 11:15

    The lease answers the owner

An owner asks what the lease says about a parking space. The Brain answers from the lease and cites the clause.

  4. 2:00

    Renewals start in order

Leases ending in the next ninety days get renewal letters drafted, earliest first.

  5. 5:00

    Every owner gets one update

The rent roll, open repairs and vacancies land in one update for each owner.

Every surface on this page shows example data. None of it is a client's.

Approvals

A notice of entry waits for the manager.

By default your coworkers ask before they send anything to a tenant. The request arrives in the app and in your inbox, and only someone signed in can approve it.

Built around your rules

Tenancy law and trust money, each matched to a control.

What the rules expect when AI touches a tenant, an owner or a trust account, and what the Platform does about it today.

Press a control to see every rule it answers. Press a rule to see its control.

  1. Residential tenancy acts

Notices to tenants follow the statutory form, timing and service rules, as BC's Residential Tenancy Act sets out.

In the systems we build, a notice waits in approvals for a person who knows the rules. By default coworkers ask before they send anything outside.

  2. Trust accounting under RESA

Trust money moves only under a person's authority, as the BC Financial Services Authority's rules require.

Coworkers record payments and draft invoices. They never pay anyone, and approving a payment takes a person signed in to the app.

  3. FINTRAC obligations for brokerages

Client identification and records kept, and produced when asked.

Every action leaves a record in your own database. Your admins can read it in plain language and export it at any time.

  4. BC PIPA and PIPEDA

Tenant and investor information is collected with consent and kept safe.

Your database can sit in Canada. The app servers and the AI models run in the United States today, and we show you where each part runs before you sign.

  5. Owner and investor confidentiality

Owner, investor and tenant files stay with the firm.

Your firm runs on isolated infrastructure: its own repository, database and deployment. No other company's data shares a table with yours.

  6. Tenant data and AI training

Tenant files are never used to build someone else's product.

We never train AI models on your data unless you turn that on. The database refuses a training job without your recorded consent.

Systems we build

Five systems a portfolio starts with.

Each one is valued in the proposal before we build it, in manager hours a week or vacancy days a year.

  1. Repairs and notices of entry

Picks the trade, drafts the notice of entry in the form your province sets and holds it for a manager.

Manager hours a week, and days to repair

  2. Lease renewals

Drafts renewal letters in order of lease end date, earliest first, for a person to approve.

    Vacancy days a year

  3. Answers from leases and manuals

Answers questions from leases, bylaws and building manuals, with the clause cited.

Hours a week spent searching files

  4. Monthly owner report

Pulls the rent roll, open repairs and vacancies into one update for each owner.

    Hours a month of reporting

  5. Tenant inbox

Reads tenant emails, drafts answers to the routine ones for approval and routes the rest to a person.

Hours a week of inbox work

How we deliver it

Your custom strategy and systems, delivered in under a month. Or we work for free until they are.

Forward deployed engineers set the strategy, build the systems and train your team. Before we build a system, the proposal puts a measured value on it, in hours a week or dollars a year.

  1. Day one

We configure your platform and isolate it before anyone logs in.

  2. Map and value

We map how your team works and put a number on every system we propose.

  3. Build

We build the systems that move those numbers.

  4. Adopt

We train your team until working with AI is how the work gets done.

Questions

Questions we hear first.

Does it work with our property management system?

We connect what has a way in and build on what it holds. If a system cannot be reached, the proposal says so before you sign.

Can it send a notice to a tenant on its own?

By default your coworkers ask before they send anything outside, move money, delete data or change access, and approving a send takes a person signed in to the app. Your admins can let a coworker act without asking, one conversation at a time.

Who sees owner and tenant files?

Your people, by role, checked on every request. Advizr's engineers can open your workspace to build and support it, and their actions are recorded like anyone else's.

Where does our data sit?

Your database can sit in Canada, in Montreal. The app servers and the AI models run in the United States today. We show you where each part runs before you sign, and the product lists every outside service that receives your data.

What if we leave?

When an engagement ends and you ask in writing, we return or delete your data within 30 days, and our engineers confirm it with you. Your admins can export the knowledge base and the record of every action at any time.

Run your whole company on AI.

Tell us how your business runs. If we're not the right fit, we'll say so on the call.
